(when sourcing a new tenant, includes advice on non-resident landlord tax status and HMRC if relevant, advice on possible refurbishment, marketing the property on the major online portals, erecting a To Let Board at the property, accompanied viewings, tenant credit checks and references, preparation of tenancy agreement and tenancy documents, lodgement of deposit, provision of an online video and paper inventory, check-in to property)

Monthly Management Fee

This is a percentage of the rental income due per calendar month

Option to purchase a 12 month policy yourself directly from our referencing provider on signing new tenancy agreement subject to charge

Maintenance Fee

For organising and arranging maintenance to property, this includes organising and paying the contractor, generating an invoice and deducting (where possible) from your rental income

Early Termination of Agreement

(whilst the tenant is within a fixed term contract)

Management commission due for the remainder of the fixed term agreement @ 10.8% inc VAT

Early Termination of Agreement

2 months’ notice is required, the landlord is therefore liable for the remaining 2 months management fee @ 10.8% inc VAT

Gas Safety Certificate

(carried out by a Gas Safe Registered Engineer)

Inventory

An online video and paper inventory is provided as standard and included within your Tenancy Set-up Fee

Landlord Building Insurance

(if we organise your annual landlord building insurance by adding it to our block policy and deal with any subsequent claims on your behalf we will charge you an arrangement fee, this in addition to the insurance premium)

Landlord Selective Licence Application or HMO Licence Application

If you require our service to apply on your behalf to the relevant local authority, this excludes the cost of the licence and any risk assessment/other documents that may be required in order for the licence to be granted.

Deposit Disputes

Formulating deposit adjudication claim if a tenant disputes deposit redistribution

Key Cutting

Standard charge for time spent (plus cost of key)

Void/Additional Property Visits

For visits to the property at the request of the landlord that are not routine inspection visits.  For visiting and checking the premises during void periods.

Tenant Find Check-out Fee

(If a landlord requires our service to conduct a check-out a member of staff will meet the tenant, collect keys, take meter readings, conduct a thorough checkout by cross-checking video & paper inventory and report back to landlord and advise on deposit re-distribution – please note this does not include dealing with the DPS Deposit Redistribution Process, this service is only offered as part of our Fully Managed Service)
